Picking a real estate agent can be tough!!!! I did my research on just about every office in a 10 mile radius. I finally landed on Angstadt Real Estate Group and chose to work with Kristopher because he has personal experience buying AND building homes. I wanted the next home I bought to be the last home I buy. I decided I wanted a new construction home, but I didn’t have time to have one custom built. So Kristopher showed me many new houses and helped me with the difficult questions I had. He knew everything. When I had questions about the building process, he was able to help me instead of getting the builder involved. It made my choice of buying new but not actually building so much easier.

I was put in charge of my dads property when his health took a turn for the worse. Unfortunately the house was in such disrepair that the real estate agent I called wanted to me update and replace everything, which I could not afford. I seen a sign on the side of the road “WE buy houses cash, fast” and called them. From the first contact I knew this was a good company to do business with. I knew the house and land needed work so when they told me they would need to spend a lot of money to fix everything, I was not surprised. I sold my dads land and house without spending any money out of my pocket that I don’t have…
After attempting to working with three other realtors here in Fredericksburg, Kristopher found us our dream home. We were very nervous about trying to purchase a home during a global pandemic. He sent us listings over to our email and we chose the homes that would absolutely work for us. We only went to tour the homes that we thought would be perfect, and with my wife having an auto immune disease, he made sure we felt safe the whole time. His attention to detail, great people skills, and vast knowledge of homes really separates him from the rest. Kris was AWESOME to work with! He listed our home in Spotsylvania for sale about a month ago. We received several offers in the first 2 days. He negotiated the contracts to get us the best deal possible. We ended up getting over the listing price! He was recommended to us by a friend who said his ability to negotiate was incredible and they were so right. The closing is next week and we couldn’t be any more ecstatic that we chose to list with him.
Never thought I would find a buyer for my house in Fredericksburg because it needed so much work. I decided to sell it because I didnt want to do the work. I didn’t owe anything on the house so we just walked away with cash in our pockets. Was a very smooth transaction.
We just left closing on our house and I want to write about my experience.
For starters, our house is a 3 bedroom 2 bathroom house that we have rented out for about 15 years. We have tried to keep up with it, however, the renters that have been there since 2014 destroyed the house and we just could not afford to repair anything. They had a grill right next to the house which melted the siding in a large area. We allowed them to have a german shepherd in the house, and he ate our door trim and scratched our cherry flooring. Without us knowing, they had a cat in the back bedroom and let it urinate on our carpet (that was brand new when they moved in) and they wood under needs to be completely torn out and replaced… among SEVERAL other things that need to be replaced at the house.
My husband had a contractor come out and give us an estimate on repairing the items and it came to almost $29,000. Unfortunately, we don’t have that and couldn’t take out any loans since we are planning on purchasing a new house after selling this one and the one we personally live in.
We had a realtor come out and he told us to repair things, or sell it as-is to a company such as this one.
After our initial call to Kris, he came out to our house and gave us an offer right there. We negotiated until we were all comfortable with the price.
We did not have to make any repairs at all to the place and pocketed a large amount of money to put towards our next purchase.
It was a fast and easy process that we are extremely grateful for.
